Deposit Amount
Your security deposit equals one month of your total fixed fees at Market Rate — calculated on full undiscounted pricing, regardless of any promotion or discount applied to your actual monthly rate.
What the Deposit Can Be Used For
Downtown Works may apply your deposit toward:
Unpaid monthly fees
Late fees and administrative fees
Damage to Downtown Works property caused by you, your team, or your guests
Restoration Fees
Any Termination Fee owed
Your deposit is not a substitute for paying your regular fees — those are always due separately, even if you have a deposit on file. If any portion of your deposit is applied to a charge, you must restore the balance within 7 days of notice.
Minimum Deductions at Termination
When your membership ends, a minimum amount is deducted from your deposit for restoration, regardless of the space's condition:
Exclusive Desk: minimum $100
Private Office: minimum $200
Additional amounts may be deducted if actual restoration costs exceed these minimums.
Getting Your Deposit Back
Once your membership has ended, you've fully vacated, and you've returned all access devices, your remaining deposit balance is refunded within 30 days. If more time is needed to assess damage or outstanding charges, this can extend by up to 30 additional days, and you'll receive an itemized breakdown of any deductions.
Your deposit does not accrue interest.
